Mahalo (thank you) for your interest in our Kauai Vacation Rentals. The information on our website, with descriptions and photos of the homes, cottages, and condominiums we manage, will help you select the specific area and the perfect vacation rental for your stay here on Kauai. When you contact us, please let us know the number of guests in your party and the dates you will need accommodations.
Please note that our vacation rentals are solely for the purpose of vacation residence. No functions or pets are allowed.
Deposits / Payments
An initial deposit is required to confirm your reservation at the time of booking. The initial deposit is equal to 25% of the total reservation value. The remaining balance is due 30 days prior to arrival. On a few properties, the remaining balance is due 45, 60 or 90 days prior to arrival. Payments can be made by check, Visa, Mastercard, Discover and American Express.
Cancellations
Cancellations require at least a 30 day written or email notice prior to your check-in date for a full refund of your deposit. Notice at least 14 days prior to check in will receive a 50% refund. If less than 14 day notice, the rent, excise tax and reservation processing fee are forfeited. Please note there are a few properties which require a 45, 60, or 90 day notice and have different refund policies.
Rates
Rent is due 30 days prior to your arrival and for a few of our properties, 45, 60 or 90 days prior. While we make every effort to keep our information current, because of the increasing cost of owning and maintaining a home in Hawaii, the rates quoted on the following pages may change slightly from time to time. All rates for Kauai are plus 4.712% gross excise tax and 13.25% transient accommodations (room) tax. Please note there is a 5 to 7 night minimum.
Special Instructions for Prime Time Bookings
There is a 7-night minimum stay between December 15 and January 6.
Property Protection Plan
Property Protection Plan Fee: The Property Protection Plan will show as a separate fee on your Booking Charges and is part of your rental agreement. The Property Protection Plan protects you from being charged for a portion of accidental damage that may occur during your occupancy. The Property Protection Plan is NOT an insurance policy and is, therefore, not governed by the insurance industry. The Property Protection Plan Fee does not substitute for the Guest's responsibility to leave the property in appropriate condition, or to replace or negate your responsibility for all members of your party as a primary renter. It does not pay for any act of intentional or negligent destruction, pet damage or pet related accidents such as damage to wood floors or carpeting that must be cleaned or replaced, damage due to smoking, rekeying required by loss of household keys or garage door openers, property damage resulting from motorized vehicle, additional cleaning if the home is left excessively dirty, or invoices associated with your rental that may be presented subsequent to your occupancy. The Property Protection Plan Fee is offered, administered, and funded solely by Managing Agency, Kauai Vacation Rentals and Real Estate, Inc., and it is solely authorized to determine the nature, extent, and expense associated with any damage. The maximum aggregate amount of accidental damage that is covered by this Property Protection Plan Fee is ONE THOUSAND FIVE HUNDRED DOLLARS ($1,500.00). Any damage in excess of this amount remains the responsibility of Guest. All waivers of damage will be administered by the Managing Agency and the Managing Agency will have the sole authority to determine the nature and extent of the damages, necessary repairs and eligibility for the waiver of liability described herein. The covered Guest must report any damage to the property or its contents prior to checkout or any otherwise applicable property protection plan will be null and void. Guest will be notified of any excess damage costs in writing within 48 hours. Guest has the right to disagree with the House Manager's assessment or explain the damages within 48 hours of notification. Otherwise, Guest's credit card will automatically be charged for the loss or damage. If guest refuses to pay for loss or damage by pursuing a chargeback of their credit card, Guest will be subject to all the legal remedies available to Managing Agency, including Small Claims Court (or Superior Court if the damages are within the jurisdiction of the higher court). By entering into this agreement as evidenced by the payment of money to secure the booking, Guest assumes full responsibility for any items found to be missing after their departure from the home, and any damage due to misuse, negligence or action on Guest's or Guest's visitors' part, except in the case of normal wear-and-tear reported to Managing Agency within 24 hours of check-in at the property.
Keys and Directions
Currently, our office is open daily, 8:00 AM to 4:00 PM (Hawaiian Time). Our normal procedure is to have a Welcome/Arrival packet with keys and directions to your accommodation at our Kauai Vacation Rentals office in Lihue. In most cases, check-in time is 3:00 PM and Check-out time is 10:00 AM.
Accommodations / Furnishings
All of our Kauai Vacation Rentals® are completely furnished and include bed and bath linens and kitchen items. Descriptions are as accurate as possible. If air conditioning, television, DVD, bed sizes, or high-speed internet access are important to you, please ask us about them before you reserve a specific accommodation. All accommodations are individually and privately owned.
